Firstly and agreement to sell which is not registered by law is not enforceable by law. Hence, the buyer has no right to go for the specific performance. And as now the title of the property has been transferred in some other's name.. the claim shall not stand, but he can certainly go to the court with the agreement for breach of contract. so be ready to defend yourself.
