My relatives are trying to convince me that since our ancestral house is in the abaadi area it has no ownership records and is in no one's name. Therefore if it is sold, no registered sale deed is possible and the whole transaction has to be unofficial based on personal understanding. Can it be true for a village not more than 12 kms from the district HQ?

Yes the area is certainly under Panchayat and undergoing Consolidation of holdings. The corrupt patwari is not cooperating. SRO refused info even under RTI & we are fighting him on SIC level.
