without registration no transfer of immovable property can happen in terms of the provision of law of the land.

Hi
For any transfer of immovable property, it is compulsory to do the registration at sub-registrar office by paying the necessary stamp duty and registration charges. In your case, since one co-owner is surrendering his ownership in favour of other, there has to be a relinquishment deed. Kindly contact an advocate in your area to ensure that the document is legally drafted so as to ensure future problems.
