Purchase of land

Please advice me following query

I want to purchase agriculture land of my maternal Grand mother, She is owner of propety. She purchased propery in year 2001 from adjusant land owner. Now she want to sale her property but she is paralysed due to paralysis attach year ago and her right side body and talkinig ability get affected. Pls sugest any medical fitness is necessary while doing registration. or what are legal activity have to taken care before doing trasation.

If she is unable to sign, she can put her thumb impression on the sale deed.

Deed can be performed by appointing commission at your maternal Grand mother's residence.In the event of registration of deed if the executor is unable to sign,then she can put her thumb impression by signature of another person with witnesses.However mental and physical fitness is matter of acceptation by the Sub-Registrar medical certificate is not needed every cases.

better attach medical certificate of fitness issued by MBBS doctor with property papers at time of registration.

You have not mentioned about her legal heirs are if any existed or not. How she got the said agricultural property also to be known.

There is a provision that the Sub-registrar can come and register the deed at your home, since the executent is not a position to move from bed. If possible, go and consult your nearest sub-registrar in this regard.

As advised by Baala, upon payment of fees, the registrar can register the deed in person at her residence.
