purchase of flat

I have decided to purchase second hand flat. When i went thru documents , i found that there are totally 10 flats in the apartment and the totalundivided share of the 9 flats together excluding the one which i have planned to purchase exceed the total land area. Whether this is proper

This is not proper both should tally but any how verify with some other collateral documents parent documents, patta etc. In case as per patta by enjoyment some larger extent be conveyed but as per documents registrar can register the mentioned extent only. What is the date of the document. If it is some 30 or 40 years. It is time barred.

Mr gay consult lawyer at ur local place with all documents.and get verified the property.u r investing lacs of rs. be carefulabout title of property. get it checked by adv.
