Please be informed that I am an NRI. Please find the below mentioned format of POA provided by the Builder to execute Agreement to Sale (Banakhat).
thankful if you can review and provide your comments in my interest. Also Please suggest which clause should be removed/amended/inserted to protect sale of the property due to mis intension by the attorney holder.

(1) We are desirous of purchase Flat No. ____ admeasuring _____ sq. mtrs of carpet area on the _____ floor in the Building No. ____ along with proportionate right in common areas of the said Building namely passage, foyer, terrace, stairs, lifts, ets. and proportionate undivided right and interest in the land beneath the superstructure of the said Building constructed on portion of all those pieces and parcels of non-agriculture land bearing Final Plot No. _________________ admeasuring ______ Sq. Ntrs. of Town Planning Scheme No. _______ in lieu of Block No. ____ admeasuring about ____ Sq. Mtrs. situated within the limits of Village - __________ and Bounded as follows :

with all rights, title and interest there to any person or persons for any consideration what soever.
(2) To execute any agreement for Sale or Sale Deed or another documents necessary to effectuate the aforesaid purpose or purposes and to cause the same to be stamped, registered as the case may be.
(3) To appear before any Sub Registrar, Registrar or other authority for the purposes of the said Sale or transfer and to present in the manner and in respect of any Sale Deeds, forms, certificates, Correction deed etc. for registration before the said authorities.
(4) To purchase any stamp papers and if necessary to cause a refund of the same in connection with transfer or disposition or sale made by the said attorney on our behalf.
(5) To Present before Elec. Authority to transfer Elec. connection, to Change Power Supply or to appear before Municipal Authority. We hereby agree that all acts, deeds and things lawfully done by our said attorney shall be construed as acts, deeds and things done by us and We undertake to ractify and confirm all and whatsoever that our said
attorney shall lawfully do and cause to be done for us by virtue of the power hereby given.
