Issue related to sale deed

(Querist) 15 June 2015 This query is : Resolved 
I have a Property (Godown) for which i do not have the sale deed .The property was purchased 40 years ago by my father. My father had paid the consideration for it. Now i wish to make a sale deed. However, the only document I have with me is property tax papers(Ghar patti). The Seller is also not available.Please Advice.

Seek help from patwari and Obtain the certified copy from the SRO/Suvidha Center.


Get the property transferred/mutated in the names of ClassI legal heir(s) of the deceased father.

Then legal heir(s) may be able to sell it.

Seek help from local lawyer dealing in property/revenue/civil matters.

Sir I would like to further add that I have the sathekhat kararnama which has the registration number. Is it possible to get the Development plan of the property from the SRO.If yes then what is the procedure?

Show the documents of sale deed, LR certificate and agreement (sathekhat kararnama) to a local lawyer for proper opinion and advise.
How SRO is concerned with development plan? Generally it is under the preview of municipal authorities/town planning/state urban development authority, isn't it?
