land area difference

My father's land area difference between document and patta. as per document 17 cents, as per patta 13.5 cents. now sub-registrar not accepting,when my father giving settlement to me. 1977 registered document.pls advice to further process

You have not given the complete details of both the documents (Patta & Regd deed) with respect to the total land extent, its owner shown in patta, extent of land regd. etc,

Unless the details are there we can not give our view.
