Sale of property without any title documents

Sir,
One of my friend along with his two brothers and their children and one un married sister and a married sister and their maternal grand mother have been living in a old house located in a prime location. Actually the house belongs to the ancestors of the said people but there is no document available with them. Ofcourse the name of the mother of my friend is mentioned in the municipal records as owner. Now these people want to sell the said old house and get a bigger house or site in suburbs. But since these people dont have documents no body is coming forward to give good price. The owners of the neighbouring area know that the property belonged to my friends ancestors and they are the only legal heirs and successors of the said property and the transaction which they want to make is genuine but they want to buy it for peanuts. Please guide what should my friend do to get reasonable price for the property which belonged to them. How to come over the defect of not having any title deeds. BUt from the times immemorial my friend's family has been in possession of the said property.

Your friend can obtain the property extract from the concerned department, then he will come to know the details of the property.

Rajeev Sir, Thank you very much for the prompt reply. Would you please clarify as to what is the concerned department? As I already said the property stands in the name of my friend's mother in the municipal records. I dont think there is any record of the said property in the Registration office as there is no transaction like sale or mortgage or any sort of encumbrance on the said property. As far as the revenue authority or any other Govt. authority is concerned it will not have any record of the said property. It is very common that in case of many residential house properties of more than 100 years old in Indian rural areas we cant expect any record to be existing in any Govt department. What can be done to get appropriate price for selling the same? Thank U Sir.
