I found one document of grandfather land registered in 1973. from 1973 to till EC shows that land belongs to my grandfather. But patta alone was in some other name who is not at all related to us. Verifying patta records it is clear that some fraud has happened in Revenue dept. Now i want to change patta to my grandfather name. But my grandfather is no more. Tahsildar told that he cannot change patta to grandfather name. How can i do this. I want to sell that land for my education. What is the right way to do this?

where are you from ?

best way you can approach court for declaration of legal heirs deceased grandfather you then change the land document into your name thereafter make complaint to occupied the land.

Your question is not clear mr deepak,

If your grand father is no more, why you u want patta in his name.

What is the status your grand father children?

File a RTI application before Tahasildar to provide the details about the such fraud. And also secure the death certificate and genealogical tree of your grand father. After that you should have to file application for change of patta before tahasildar to secure all the legal heirs names in the revenue records. After receiving your application, if there is no objections arise with in 30 days from the date of notice, then revenue authority will initiate the proceeding to change of patta.

In which state the land is located?

In what capacity the name of your grand father was recorded??

In which year and on whose instance PATTA
was created???

When your grand father is dead ,only his LRs[heirs under Hindu succession Act or the land law of state providing heirs] can only
have right to get their name mutated in place of your grand father and only they can file proceedings to cancel PATTA.

Filling RTI to get informed about developments of PATTA is a good advise from Mr. sanjeev murthy desai to follow.

Land is located in TamilNadu. Land was registered in 1973. i do no whether he has bought patta or not that time. Recently only i found document. Through RTI i got old records. As per old records patta was on previous owner till 1986. In 1986 it was changed to some other name XXX. Actually XXX land was nearby my grandfathe land. any other details required sir?
