Hi. I am interested purchasing a property i.e. land and a small house on it. There is some problem is purchasing it as the said land is agricultural and I am not an agriculturist. As such the said land cannot be transferred in my name, is there any solution, would the expense be too much for transferring the land from agricultural to non- agricultural. How much time and where do I have to get the permission from. The said property is situated at Virar. Does the present owner have to make the necessary application for transfer of land or do I have to do so?

1)it is sufficent if you are from an agricultural family, if your wife is from agricultaural family, you can purcahse in her name.
2)the fee prescribed by the goverment is very less for conversion of the land, but they demand lot of money as bribe.
3)if the land is a granted land, grantee need permission to transfer in certain cases.

dear member,
if u r not an agricultrist u cannot purchase the agrl., land.
U have to file an appliction before the Assistant Commissioner of your Dist, seeking permission to purchse the agrl., land ( this is the procedure in Karnatka)
If ur father and forefathers are from agrl., then u can easily purchase the agrl., land, even if u r from agrl., cooliee family then also u can purchse.
To convert the agrl., land in NA land u will have to file an applicaion befoe the assistant commissioner.
Regarding fees I agree with Jithendra. No need to present owner to file any application.

Dear Kashmira
Though law pertaining to Agri. Land vary from state to state hence for Law applicable in your case you will have to consult local lawyer. However, normally Circle Officer is authorised to give certificate for using agri. land for residential purpose.
