First send legal notice to tenant asking him to vacate failing which file eviction case in court.

A tenant shall remain "tenant" and cannot get the status of "owner"/"titleholder".
Discuss the matter with tenant, persuade him to vacate or face litigation, which is generally in your favour irrespective of the fact that he (tenant) is in the possession/ occupation of premises.
Consult a local lawyer for further proceeding and advise.
