Registration of parking lot sale

I am a resident in Mumbai suburb governed by housing society. Had purchased the stilt parking lot in the second sale from the previous occupant by making the sale deed. Have paid the required stamp duty. But has not done the registration of sale deed. I am told that registration of parking lot sale is not required. Would like to know the guidance from experts in the field to know if registration is required to be done and if so, is there any time limit for the same? If the registration is to be done – is there any involvement of housing society necessary? Regards

sale deed would require registration as banks are reluctant to sanction loan if document is not regd . since parking slot forms part of sale deed register sale deed .

for resale flats registration of sale deed is not mandatory

If you have purchased the Stilt parking lot, and if it is second purchase, the seller does not have any right to sell the parking facility to you. Hence he is avoiding registration. Housing Society should give NOC for such transactions. Have a talk with Housing Society and ascertain the position. You will have to cancel the sale transaction and ask for refund.

If parking lot is not mentioned in sale deed you are not owner of it. Plain and simple.

While agreeing to the views of experts, I would like to go with the views of expert Mr. Sudhir Kumar. Please clarify from the association about the sale of stilt parking, that whether it needs to be registered or can remain with the buyer as a part of his flat purchase.

I agree with Ajay Sethi. But before getting the park slot registered, consult the society once. Check up if there is any restrictions on having two parking slots to one flat owner. Confirm is there any necessity to have NOC from the society for sale of parking slot.
