my father signed a will in 1995 my name (son)for a house which was alloted to him by L&DO (Delhi) in 1955 , I have 3 sisters are all married and live with there husband. My mother who is alive and 81 years old is residing with me. My father passed away this year (2011. The house is leasehold and the will is unregistered.
Can you please guide me what should i do to tranfer the house.

Dear Mr. A.Kumar, You have not indicated whether other members of your family i.e. your sisters and mother agreeing and supporting you that the WILL is in your favour? Or are they objecting to the same?

Dear Mr. A.Kumar, Your sisters and mother have to a Registered NO OBJECTION CERTIFICATE, (i) admitting the genuineness of the WILL in your favour and (ii) expressing their NO OBJECTION, to grant the mutation of the property left by your father in your favour. Then on the basis of the WILL and such Registered NO Objection Certificates you can present to the Authority concerned and have the property mutated in your name.
