both parties should remain present for registration of document . if any party is unable to remain prsent he can execute special power of attorney in favour of any party for registarion purposes

Mr. Shailesh has very correctly said that a document can be registered only within 4 months from the date of its execution.
For the purpose of registration, the presence of both the parties before the office of the Sub-Registrar is required.
As rightly informed by Mr. Sethi, if any one of the parties is not able to be physically present for effecting the registration, then that party can appoint a Power of Attorney to perform the job on his behalf.
