a/c payee cheque received after signing the sale deeds of a flat.original documents of the flat should be handed over to the purchaser before realisation of cheque or not? please advice. Regards

Once registration is complete and cheque is encashed the buyer is entitled to get all the title deed of the property.

Normally the original registered sale deeds are handed over to the buyer by the concerned registrar office directly. Seller responsibility is over when he signed in front of the registrar for having received the consideration. You may check whether the original receipt for stamp fee is kept by the builder and if yes you can demand for original document based on cheque realization.

If the cheque is bounced then file a complaint under negotiable instruments act.
