Deed of sale

Dear Experts,

Please advise me about how shall i proceed to make a deed. there was a property in Goa, and the owner of that property made an agreement in the year 1990 with the builder for development and sale.
i have purchased a flat and a shop in that building and have signed a agreement for sale with the builder in 2001.
now i want to make a deed of sale but that builder is expired and also the land owner is expired.
in this scenario how to proceed for deed of sale? and with whom? please advise. many thanks.

Their respective legal heirs can execute the necessary deed of conveyance.

Trace out the legal heirs to execute a sale deed in your favor unless you will not be deemed to be the owner or title holder to the property hence you may not be able to sell it legally.

Respected Experts,

i tried to trace the legal heirs but none of them are traceable. now at this juncture i am in need of loan, for my children education and also my sister is not keeping well. is there any other way so i can make this shop and flat in my name and register? please advise. many thanks.

in absence of clear and marketable title to property you wont find any buyers for the property
