sir, I am one of the eight tenant of GR+1 story old chawl located in mumbai.I am staying there for 40 years.But chawl structure has become diapilated.Landlord is not repairing and not spending for maintainance.BMC has given 354 Notice to landlord.but nothing is happening,if unfortunately structure collapses .we old tenants will still hold the tenancy rights?

Yes, you will hod. However in this extreme circumstances you can make the necessary repairmen out of your own and later deduct the amount from your rent.

yes, but after collapse if owner left it as it is what will you do. Better to carry out repair work and claim from the owner.

Send a notice to the land lord demanding him to do the repairs. If he refuses or silent even after the notice period, you can do the repairs on your own and deduct the same from your rent payable.
