Hi all i want to know is what are the documents required from seller and buyer for registration of property. i would be really nice if some one can put light on the whole property selling process.

All past title deeds regards of the deed's property.. Include power attornys if any.. Minimum past 30 years encumbarence certificate.. With All relevant tax receipts.. I.e: water, e.b.. Land tax..

SALE DEED
Stamp duty and transfer duty @ prescribed in the state whether the property is situate and generally borne by the vendee.
Registration fee as applicable.
Both vendor and vendee to be present alongwith identification douments i.e. Pass Port, Epic Card, Ration Card, Driving License etc. at the time of presentation.
Two witnesses alongwith identification documents need to be present during presentation of documents.

Before going to purchase the property it is necessary to verify the documents to know how the seller got the property. If it is purchased by him self then sale deed is sufficient, but it is ancestral property it is necessary to look whether seller acquired the property by way regd., partition etc., are necessary documents.
If it is an non agrl., land then for clarification it is better to see NA order.
13 years encumbrance certificate

If you are having any doubt that some body may object to purchase then publish the 3 or 7 days notice in the paper that you are going to purchase the property so and so if any body have got any objections, such person may inform the same to you, if any objections received after 3 or 7 days will not be considered.

All title deeds and documents from root document.
title deeds include all or any of the following sale deed, partition deed, release deed, settlement deed, will. Title documents also include power of attorney, agreement, mortgage, etc tax receipts, patta, etc
This shall cover a period range of 12 to 30 years which depends on the case
