Validity of sale deed

In a saledeed there is no signature of purchaser. Only seller signature are there . What are the probable consequences. Income tax complications.

When was the sale registered, and what was the date of registration? Nowadays, the claimant's (purchaser's) signature is being obtained. For tax, consult a CA/CS.

The absence of signature of the buyer in the registered sale deed will not render the sale deed invalid nor it can be deemed as defective title to the buyer.

How the valuation of Agriculture land is done in municipal are where town and country planning and master plan has notified. Whether still Agriculture land circle rate will apply or looking to the development scheme announced by T&C and MastePlan will effect the valuation

Not agricultural land rate. It will be more than the land rate and may be a commercial rate or a special rate.
