hi, as i have stated earlier that i have sold out a shop which was under tenancy since 1985. the buyer was not the same tenant. the electricity connection in the shop is from my name and i want to cut it because the billing is done using my name. now my question is that can i cut the connection or not? and i want to inform that the tenant is still there and the new owner also willing to end the tenancy and he also wants the same that the electricity should not provided to the tenants from my side.

yes, you must inform to tenant and also the new buyer also inform and give proper time to vocate the premises.

Usually when one sells his property he had to execute sale deed in favor of buyer. The sub registrar insists photo copy of EB and water sewage card are enclosed with sale deed at the time of registration.After registration the buyer should submit the copy of sale deed to EB office to change the connection in his name.
As for the tenant all depends on the tenancy contract.You or the one who had bought the property can not cut supply. First your buyer should give notice to tenant to vacate.

we have registered the sale deed in favour of the buyer and there is still no any new tenancy agreement written between the buyer and the old tenant. the buyer wants to vocate the shop and he is saying to me to cut off the electricity supply as the supplies are provided by me to the tenant from my name. now my question is that can i cut off the supply as i dont have any link with this shop and can the tenant is able to take another connection from his own name? the buyer dont want to give them electricity..

There is no question of will and pleasure of buyer. Once the property is sold the buyer had to get the connection in his name.
Also it will be a criminal action to cut off supply when tenant is clearing the bill even though the card is in your name and paying rent.
The buyer should have put a condition before buying that you will vacate the tenant by giving notice and deliver the vacant property..Now as that was not done the old tenancy contract continues and if the buyer wishes to vacate has option to vacate giving notice showing the registered sale deed.
Once sale deed is executed you have no control over tenant,or property and the your name as owner in card is no more legal document.

Send a notice to the tenant that since you have sold out hence he should arrange for alternate electric connection in given time and after that time should request the electricity department to disconnect the connection. Send copy of the notice to new owner and electricity department.
