[2]If, however, the sale deed is registered, your mother can gift her share to you with a gift deed, which has to be registered and attracts 2% stamp duty of the value of the flat as per ready reckoner + registration charge. Your mother can also execute a registered release deed of her share in your favor.

Without gift deed of relinquishment deed to be executed by your mother, she would remain its half owner.
