Rights to gpa holder to register

Muslim mother's registered GPA to elder son in 1984.3sons&3married daughters at the time of GPA.I purchased land thru gpa on unregisterd sale deed of RS.5/-stamp paper in 1986.Unfortunately mother expired in 2009.Now gpa holder ready to register and 2sons and her husband ready to give no objection certificate.How can I leglised the process? Kindly suggest me.

Dear Querist,
GPA/Unregd. Agreement to Sell sales were pretty much in vogue and effective before 2011. If you want to clinch your title - You can execute a Regd. Sale with GPA Holder elder son on payment of registration charges, and get that NOC (by way of abudant caution) and then move on to mutate the property in your name.

The GPA in given by the muslim lady has become useless, with the expiry of the lady in question.
The GPA holder cannot execute any sale deed in your favour on the basis of the said registered GPA given by the muslim lady (who has since expired).
After the death of the muslim lady, the property would have gone by way of inheritance to her relatives like - husband, sons, daughters etc.
Therefore, those legal heirs combined together have to execute a Registered sale deed in your favour, to make your title perfect. There is no other way or method.

Yes, you need to forget old transactions which are not having weightage in the eyes of law. And that GPA holder is no more in force to operate it as the Muslim lady died in 2009 and that GPA has became ineffective and not remained valid. As suggested by Shri Aniruddha, execute a fresh registered sale deed with a consent of other co-owners.
