Sir,
I am planning to buy a land from an NRI who is residing in USA, he has given GPA to his father which states his father has all rights to sell the land, this document has notary sign in USA but not attested by US consulate .. Does this a valid GPA? Or this GPA needs to be attested by US consulate?
please can you help on this?

It is not a valid GPA.
YOU ARE ADVISED NOT TO ACT ON ITS BASIS.
IT MUST BE ATTESTED BY INDIAN CONSULATE IN US
AND AFTER IT IS RECEIVED IN INDIA IT MUST BE PRESENTED BEFORE SUB REGISTRAR FOR ITS REGISTRATION.ANY THING LESS THAN IT MAKES THE DOCUMENT GPA DEFECTIVE IN LAW ON WHICH YOU CAN NOT ACT.

I agree with Shri Prabhakar Singh.
However, a little difference that in place of sub-registrar may be other officer as appoint by state government rules. In the city in which I am practicing, the collector self stamp on poa u/s 18.
