Your father has to execute a gift deed and register it at the local registration office where the property is situate, thereafter, you need to approach the concerned government agencies like the electricity board, municipal office, water works with a copy of the gift deed and request changing the owner's name.

is there any change of future legal complication of not registrations the gift deed executed by my father.??

Ans. Without registration of the gift deed the gift is null and void.

and what if name of ownership of property is not change in my own name.??

Ans. In case the gift is registered and the change of ownership doesnot occur it is not a problem, however, for municipal records if you want to mutate the name on a later date it will cause problems since the mutation is done on the property valuation as on that date.

any others way out to transfer the property insist of going to all your mention government agencies??

Ans. There are no short cuts or easy methods.
