dear Sir,
I have a house property which is jointly registered in the name of my parents.now my both the parents are expired. and have left my younger sister and my elder Step brother and sister. now how the property will be transferred in what way.

The property which was in the name of your parents, whether that was self-acquired or ancestral property? First of all inform the death of your parents to the authorities and get the katha transfered in to your name by getting NOC from all the family members.

since your parents were joint owner of the property, thus under the law their share shall be deemed 50% respectively and after their death the share of father will be divided equally to all children where as share of mother will devolve to the children born from her.
