I am the GPA holder of my B-in-L and my Niece who live in the USA. This GPA was executed in the year 2006 and is not revoked. They have immovable property in Bangalore which they want to dispose off and have asked me to do so, on their behalf, on the basis of the GPA already existing.
Please let me know if the GPA issued in my favour can be used to sell the property by me on their behalf.

No it is Notorised by a USA Notary.

In Mah State , recently, it is compulsory that property dealing POA must be registered.
It is to safeguard against forged false Sale Agreements.

Mr Nagraj, any POA for sale of property is compulsorily registrable document. As per the facts narrated by you the same is invalid and a fresh POA is required which needs to be duly stamped and registered.

Supposing I get a fresh POA from my b-in-l and niece from USA where do these document be registered ? Can the old POA be registered now ?
I understand the POA from a US citizen has to go through the Indian Consulate in the US for any transaction in India on their behalf. Is this correct ?

You try Registering the USA Notarised POA, Paying Rs. 500/- Stamp Duty and attaching it.
Your Local advocate will help you to Register it.
Though it is late, if you suceed, OK.
Or you have to do a Fresh Regd POA.

ANSWER:BEFORE THE DISTRICT REGISTRAR/SUB REGISTRAR WHERE THE PROPERTY IS SITUATED.
