Registered g.p.a with clause of agreement of sale

Agreement o of sale (unregistered) entered on 1981 with some development condition followed by GPA registered on 1982 refering sale agreement.
As soon as handed over the house to landowner all rights of vacant land transfered to POA,POA sold 7 flats and kept unapproved flat with UDS in his name,after 15 years he executed a settlement deed infavour of his son ,later his son sold through specific POA to the purchaser on 2006.
Whether the original POA's settlement deed is valid one?Does it convey the title transfer to his son?
Does the purchaser is having a proper title?
In recent ruling on 12th octoer of supreme court will affect this transaction.

GPA has been registered in 1982 .on basis of GPA sale has been made of 7 flats .
later on on flat sold in 2006 .
if flat is unauthorised and constructed without any valid permision from muncipal corporation and building does not have any occupation certificate no clear and marketable title is conveyed for said property .
whether settlment deed is duly stamped and registered?

For unauthorized construction Municipal assessment of property tax,water tax,sewage tax done and paid from 1987 to 2006 except CMDA approval for construction.
Settlement deed registered and stamp duty paid properly with concerned sub registrar
only think i can not go for a bank loan since i do not have approved plan

It is valid title but to evade any demolition order pursue the case in the Municipality and pay the penalty, if any.
