i just want to ask that one of my friend(the younger son) and his father leaves in a chawl( a pagadi system flat), the flat is in the name of his father and the father wants to transfer the property to his younger son and not to the elder son. But elder son is not agreeing to his father to transfer property in the name of younger son. The flat is in the name of Father only. 1. So how can he transfer property without the elder brother making any interference after the death of the father. 2. The chawl owner is charging extra amount for transferring the property in the name of younger son, is there any less expensive way to transfer the property in the name of younger son. 3. What should the father do so that after his death there would be no problem for younger son to enjoy rights on his property.

if the landlord is willing to transfer the rent receipt in name of younger son better get it done .
on death of father landlord will invite no objections from legal heirs before tansfer is effected .

A civil suit may be got filed by younger son claiming that his father in a family meeting has provided his rights in chawl to him and now he is refusing to do so and his father in his reply admits his claim and thus a collusive decree if passed can be less expensive and owner shall be bound to obey the decree of the court as well as elder brother of the plaintiff.
