Transfer flat

Hi
I have flat in the name of my father at Thane who has died without making a nominee or a will we are three children (Brother 2 sister) both sister are married,Please tell the procudure to transfer the flat in my mother`s name as well as my joint name
Similarly we have a shop at thane which was in a joint name of my parents 1st name is of my mother & 2nd name is of my father but he has died without making a will or a nomination of the property so please help me?

Your sisters have to execute a release deed in your favour with regard to their 1/2 share in the properties. It has to be reigstered.Then only you and your mother can becaome the joint owners of all the properties.
