possesstion certifcate

Hi,

Planning to buy a plot and there is discrepancy between possesstion certifcate and the Title deed.

1. Possession certifcate issued in 1981 by hosing society, shows property as 2800 sqft with NS-70ft and EW-40ft

Where as

2. Registered Sale deed from society to the owner/allotee shows the property as 2800 sqft with NS-40ft and EW-70ft, which is in essance correct dimension.

How important is that these too matches.

Though it is the registered deed og conveyance which counts at the time of any discrepancy, for removal of doubt and future dispute it is advisable to correct the Possession Certificate.

Once the property has been registered it should not matter if there is any error in the possession certificate. If the house had not been built and it is only vacant site that possession had been taken, it would have mattered a lot. Now, p.c. is of no consequence since possession is an established fact. No further action is required at your end as sale deed is correct.

Regd., sale deed is the valid document.

Check the property.Find out which document is having error.Give application for correction to that document.
