Redevelopment of garage property

We are having one Garage (Area Approx 450Sq.ft Carpet with which pack from all the side its not open)
Now the building attach to the garage is going for re-development along with our property & our landlord is telling us that you will get only podium parking against the pack garage.
So Can we fight with the landlord to provide us commercial space against the pack garage or what he is saying is true.
We had heard & read one article earlier in newspaper that we can ask for commercial premises for the same.

You can demand a commercial premises for your existing commercial premises.

it depends upon your bairganing skills . it depends upon redevlopment agreement which is ultimately signed by parties
