Transfer of of property

i purchased a property at malad in the year 1-1-1980[as per agreement with builder].at that time no stampduty or registration charges were paid.at present society is regestered and i am bonafied member with share certificates.now i want to transfer this property in the name of my elder son[beside this i am mother of other 3sons and 2daughters]at present i am living with my husband and two younger sons and in the year 1980 this property was bought by sole income of my elder son.and thats why i want to transfer this property in the name of my elder son.so please advise me what is the proper way to register and transfer this propert in the name of my elder son?so in future after my deth elder son should not face any problem from his brothers,sisters,society,or any government authorities.

execute a deed of gift in favour of your elder son . have the document duly stamped and registered

As the property shall be regarded as your self acquired so there is no legal hurdle to get it transferred in the name of your any person of your choice either by way of gift deed, settlement deed, sale-deed etc.
