WHETHER PROPERTY INHERITED THROUGH MOTHER SELF ACWQUIRED PROPERTY

sir, Please tell me if x has inherited property from his mother y by means of settlement deed has mortgaged the same in favour of z, subsequently by means of reconveyance deed the title has been reconveyed in favour of x. My question can x deny property rights to his legal heirs claiming it to be his self earned property?

One time you say that Mr. X inherited the property from his mother Y.
At the other time you say that he inherited the property from his mother Y by means of settlement deed.
Inheritance and settlement deed are separate thing. If inherited the settlement deed has no place. If there is settlement deed the question of inheritance does not arise.
Please be specific - what do you mean by settlement by mother (Do you mean it is a Gift by mother to son or A WILL written by mother in favour of her son).
Whether X has any brothers / sisters.

I agree with Mr. Ramachandran's views. During the life time of your father u cannot claim any share in the property.Only your father can demand for partition of the property. But is it worth to do so, as your father would be entitled to only 1/7th share in the house.In the circumstances it would appear advisable for your father to acquire the sahres of your other uncles and aunts by paying to them the value of their respective shares, upon which ur father would become the sole owner of the property.
