i have a idea to bye agriculture land in bangalore rural, near ramnagar, karnataka,
1) what is the chalanges to bye the land in there by bangalurien
or i am not from agriculture background.
2) what i have to check before i bye in documents./or owner information.
3) what and all is required to you to check.

1.you might need to prove you are agriculturist,even if your father own agricultural land in any of state of india,you would be able to sail through,should this hurdle come your way.
2.You need to check Record of rights at tehsil origination to date to confirm how title has moved on when by purchase and when by heirship.your seller should in possession of sale deeds of past.
3.you should check last 30 years record at sub registry office to know that property is free of charges and no encumberence is there upon it.
4.you should also ensure checking courts register that no litigation is pending.
Another way to check dispute is to start raising a boundary wall after deal is fixed but prior to registration,anyone disputing title of your seller shall come out on his own on the spot.

The first and foremost requirement in your case is to first get the status of an agriculturist by purchasing a land in some adjoining States like Rajasthan, MP, CHG, WB etc. wherein there is no requirement for a person purchasing the agricultural land to be an agriculturist and after obtaining such status, do think to purchase in Karnatka. Your subsequent questions shall be of much worth thereafter only.
