Conversion of agriculture land

Hi,
I want to purchase a land in a rural area in andhra pradesh.
Mr X had purchased agriculture land in acres and sold a part of the land to Mr Y in sq yards without doing land conversion from agriculture land to residential land.

Now Mr Y is selling a part of the land to Z which was purchased from X. To be registered in sq yards.

Can Z can purchase such land and go for land conversion later.
How to register a non converted land either in acres or sy yards.
What would be the consequences if purchased
Pls suggest.

The status of land i.e., agriculture did not change in the hands of Y and Z with aforementioned sale transaction.
Engage local lawyer and/or consult Tehsildar/Talukdar and Registrar (Revenue)where the land is situated

The land has to be got converted. Before purchase, consult a local lawyer and show him all the documents.

Land conversion should take place if the land is proposed to be used for any other purpose other than agricultural, better consult a local lawyer, take his opinion by showing the papers to him/her.

As the only land is being sold at this stage and no residential activity is going on so there is no question of first conversion and then sale. The land can definitely be sole but not in yards rather in share. The share may be a smaller unit.
