Checking record of builder for buying of plot

I would like some one to help me out as I am interested to buy plot in interior of Mumbai near Pali, I would like to know how and where to verify record of land so as to be on safe side before buying plot and I am not cheated by fraud.
Is there any provision to registered land in my name pls help
