In the year 2004, my father had given an immovable property for lease to a corporate company and had entered into a registered lease agreement via its representative (mentioned as Constituted Attorney in the agreement) for a period of 5 years.
The leased property was vacated by the company after the expiry of the lease term, however the termination of lease is not registered, nor do we have any communication in regards to the termination.
Now my father has expired and the corporate company is almost defunct.
I am willing to sell the property, but the EC has an entry of this lease indicating representative as the party.
I am unable to find the said representative.
Will the entry in the EC cause any problems to the sale procedure?
We got japthi notice for auction of our property from the arbritration department of a co- operative Bank. We would like to know the japthi procedure. Can we get final notice from the sale officer? Can we get otpobtain stay order for the auction?

Revenue officials made a mistake in calculating the area to be gifted & less area extent was calculated, & this error was unnoticed.
" A " passed away & " WILLED " the remaining property to his younger son " C ", Pookuvaruva was not done.
One year down the road " C " gifted a portion of the " WILLED " Property to his younger sister (Pookuvaruva was not done).
Latter down the road " C " too passed away, his wife & kid's inherited the property. A couple of year's latter the wife & kids did the Pookuvaruva.
The error comitted earlier by the then Revenue Official's was ignored, & " Pookuvaruva " was done for lesser area extent.
Latter down the road " B's " son found out this error that a portion of the Property is still in " A's " possession, who had passed away WILLED the remaining property to his younger son.
Can the Pookuvaruva done by " C's " wife be
" CANCELLED ", as Fraud was committed by them,( B is in possession of excess property, which reverted back to " A's " possession, who had WILLED the remaining property to his younger son " C "

I joined IIT Indore as Jr Technical Superintendent (Level 6) however before joining IIT I was working in PSU of DoT , TCIL on IDA E4 (equivalent to level 11) due to some personal issues I applied through proper channel and provided NOC to IIT. I would like to ask whether I will get Pay Protection in IIT. I have already submitted the representation in this regard in IIT.
The District Consumers Grievances redressal Commission issued warrant against the oppposite party for not complying with its order. But the Police is not executing thewarrant and dragging.Is there provision to lock the firm which refuses to execute the warrant or anyother alternative to punish the opposite party and pay the amount? How long the police can keep it without executing.
My mother passed away in 1991.the rent receipt is in her name.We,legal heirs gave him our NOC on a notarized affidavit,but he refused to transfer rent receipt and insisted on getting a succession certificate from the court.Pls advise
In the state of U.P. (Shikohabad) my Grandfather had given various properties- houses, shops & open lands to different people under "Registered Permanent lease". Please note that document does not say 99 years, but 'hamesha hamesha' or 'Patta Dawami'. All rights were given to the tenants including renting out, construction/alteration and above all 'Right to Transfer his Rights(further)'. Premium (Nazrana) was also taken from the tenant at the time of registration of document. The only right my grandfather had reserved with himself was the 'right to evict the tenant in case he fails to pay half rupee per year'. My Grandfather died and I have never realized any rent from them from the date of this lease. Now these tenants claim themselves to be the absolute owners of the properties held by them. My questions are:
1. Do I still have ownership over these properties?
2. If yes, proceedings shall be done under rent control act of T.P. Act? if there is an option which is faster?
3. Is it true what I have heard that rent control does not apply in case of permanent leases?
4. If they are still my tenants, can I sell/ transfer my "ownership rights" to a third person?
5. Can I go to the court to get a higher rent fixed as per market rates?
