Article 67 of limitation act

Hi Experts...
When article 67 of limitation act i.e.
67. By a landlord to recover possession from a tenant When the tenancy is determined. 12 years

What is the legal position of landlord after that as because he lost his right to recover possession. Does it mean that tenant acquired title by adverse possession? Please suggest. Thanks

Hindi succession amendment act 2005

My (Mr. X) father (Mr. Y) had gifted self acquired/self earned immovable property on 01.09.2005 (i.e. before the applicability of the Hindu Succession Amendment Act 2005 which came into force on 09.09.2005), please advise:
Q. 1: Whether my married sister (Mrs. Z) has any right of demand her share in the above property as per Hindu Succession Amendment Act 2005 and Supreme Court clarification in 2015 (Section-6). My father (Mr. Y) is alive as on date.
Q.2: Whether there would be any change in your reply if the above property is devolved to my father (Mr. Y) from his ancestors.
Sir, if possible, kindly arrange to provide recent case laws, if any based on which you had given reply.

Apartment maintenance cost calcuation

Dear Sir, I live in an apartment where sizes of the flats vary from 500 SFT to 1300 SFT. The sale deed (registration) document says the maintenance charges should be calculated and paid through SFT basis. But, majority of the flat owners say that when all common amenities are shared equally by all flat owners then why there should be discrepancy while paying and the maintenance cost should the calculated scientifically (combination of SFT and flat rate) and paid in slab rate (based on size of the flat). This resulted in slight increase in maintenance cost for smaller flat size owners and slight decrease in bigger flat size owners. Now the smaller size flat owners opposing this, quoting the clause in sale deed. How can we solve this? If majority supports slab system, can we change in the clause in the sale deed? Please answer.

Dear Sir, I am 35 and received a property thru a gift deed from my parents (both mother and father) I am unmarried and have no heirs or any nominee,

These days i dont keep well and wish to write a Will only on my mother's name.

is that possible ??

I have got the draft of will from the share files and need to execute the same

what is the process and what kind of Stamp paper or other things required.... please help

Affidavit from magistrate for dob proof for pan card

Dear Experts,
I am a resident of Chennai. I need urgent information on the following.

I am applying for PAN card for my mother through an Online portal. I understood that I need to submit the scanned copy of affidavit from Local Magistrate if there are no proofs available, I have a sworn declaration done by mother in front of Notary Public ,but not from Magistrate.Please advice,whom to approach in Chennai.Today, I went directly to local court in Saidapet and contacted .I was told that I need to pay Rs.6000.Is there a local magistrate I can contact directly.Please advice.

Rights for employee during resignation of a job

I am working in a private sector bank .they have all my original certificates and marksheets since i joined.During resignation only i can get my original certificates .Is this a law or contract or bond to hold the original certificates till i resign this job ?How to claim via law ?
