Court decreed property

my question is a property had divided through court after that property holders are not make any sub division on that time because of lack of knowledge.But now they have applied for sub division process in city survey department through court decree
,opposite party is making objection to sub division, and department also giving same reason that your opponent had objects so that we cannot do the sub division process
the how to get we process

Statutory documents before flat possession in ghaziabad

Hi Consultants,

I wish to complete all of statutory compliance before getting flat possession in Ghaziabad (U.P.). So, please advise herein;

1. Completion Certificate and Occupancy Certificate are separate documents or single document for flat buyers in Ghaziabad ?

2. If separate. Both are necessary to confirm, before getting flat possession in Ghaziabad ?

3. If same. Is flat buyer can re-sale his flat to other person after flat possession, showing only completion certificate ?

4. Is any other compliance besides completion certificate, before flat possession in Ghaziabad ? If yes, what is that ?

Valid of sale deed

a land has 2349 sq,fts with fully build up with two storied building but in sale deed it is mentioned that 2349 sq feet land and 600 sqft building of groundfloor only and under 47a act after verification thy said 1100 sq.ft buikdind only and stampduty paid with this document valid

Registration of mortgage deed

Dear Sir,

I have two properties One in Noida and other one in Gurgaon. I have executed a single mortgage deed for the both the properties.

Can the mortgage deed be registered with an one of the Registrar's of Noida or Gurgaon where the property is situated or I will have to execute two different mortgage deeds since they are in different jurisdictions.

Believed to be fake certificate

Dear legal experts,

Pls suggest me on below matter :

Sir,

One of my friend after passed his BA degree, he had enrolled for Private B.ed course in 1995-96. After his final exam his result was declared as fail. After that he had applied for re addition of his exam papers & one University staff had assured him that he will get a pass certificate. Then the staff had given him the pass mark sheet & pass provisional certificate, which having the same roll no & regd no. So my friend believed that he had got his pass certificate. Later on based on that B.ed certificate, my friend joined as a school teacher, since 2003. In 2015 he has applied for date of publication of result & University has provided the same. Now when he had applied for his main certificate, the university staffs are saying that my friend has not passed the B.ed. So pls suggest what should he do now ?

Can an individual flat owner file a case in consumer court for the obataining oc & conveyance deed

I want to know whether I can file a case in a Consumer Court as an individual flat owner against the Builder (for not providing Occupation Certificate and Conveyance Deed to the Society till date which was built in 1992) and also against the Society for not taking any interest in filing a case against the builder in consumer court till date due to some vested interest and against the BMC for not taking any action against the builder for not doing anything for the OC and the Conveyance Deed of the Society and against the
Builder's Architect for not fulfilling certain IOD Conditions of the BMC for which the OC is still kept pending. Is there any earlier judgment in Consumer Court or Supreme or High Court where an individual has filed a case against the Builder and Society as stated above.

Can an individual flat owner file a case for the procurement of oc

Greetings,

Would Like to Know if whether an Individual(flat owner) can file a case in the consumer court for the Procurement of Occuaption Certificate?

The Society Managing committee has never been interested in filing a case agaisnt the builder for the procuremnt of the OC for the last 20 years.

The individual hence tired wants to fight for his rights and wants to file a case for the procurement of the OC that has not been granted to the building for the past 20 years.

If yes? then please state an example of such a case where the individual flat owner can file a case against the builder as the Judge has asked for the same.

Also please note the society committee and the society at large is not willing to file a case against the builder .and hence the individual wants to fight for his own right.

Wrong khata khesra

in 2011, i bought 5 cottahs of land in Bihar from my uncle. it was ancestral land and it was in uncle's share. In 2016, i sold the land to three parties. later on i realised i have mentioned wrong khata khasra in the sale deed. the khata khasra was wrong in the original sale deed too.
what can be done now?
STAMP DUTY and REGISTRATION will be required to be paid again?
the wrong Khata khasra is of another uncle property.
and the executor of the original sale deed has since gone abroad and is in bad health.
what can be done? will fresh stamp duty be needed?
