Given below is two situations. Under which situation a Co-op. Housing Society can be said to be formed :
1)On the date on which a Co-op. Housing Society gets registered with Co-op. Housing Society Registrar.
-OR-
2)On the date on which the Promoter (Builder/Developer) hands over the said Housing Society to the members.
Query No.2
On the date of Co-op. Housing Society Handover - to whom (from amongst the below mentioned two options) should Promoter hand over tha Co-op. Housing Society :
1)Flat owners who have signed the Registration Form and become members (shareholders) automatically on its registration by The Co-op. Housing Society Registrar.
-OR-
2)Those who have not signed the Registration Form but had purchased flat in the said Society.

Recently I made a registered sale deed 27th July 2018 advance agreement to some one to sell my site. The terms in that the party has to pay all the remaining amount and register to his name within 3 months from this date.
recently registration is stopped (one month back) from Govt of Karnataka for revenue sites.
Now the party is delaying in giving the remaining the amount till the registration starts.
I am ready to refund his amount.
How I can proceed with this scenario.
My flat is one in 50 of the building in Hyderabad. There are two corridors . They are connected by another . The corridors are Like "H". On one side there are 3 , 3 bedroom apartments. Two of them on the end of the corridor. There are flats on opposite to these two end flats but the entry is from the other horizontal corridor. The builder has provided grills gates at the end point of the flat between these two flats. They does not obstruct movement of the owner of middle flat resident. Actually one of the end flat owner has pass in front of the middle flat. The GHMC has given Occupation certificate while the grills exist.
The stair cases or the two lifts are of free approach to any of the residents and need not pass through these gates. 90 per/cent of the owners purchased while the Grill Gates on
Can any of the residents raise any objection now? In such case how these can be retained as they are existing ever since sold by the builder flat and issue of Occupancy Certificate?
Can GHMC interfere in the matter?

I am working with one reputed co. Recently I have been going through weird situation. Few weeks back, my manager shouted at me when we were learning activity from a resource who was leaving.My manager passed a general comment with weird voice- you must not have seen emails/files . You never see emails. I replied his shouting that how could he say like this and pass general comment ? He replied with weird faces that I shouldn't not argue with him. After that incidence he stopped looking at me or talking to me.Later on, I was given a midterm feedback which was really negative having 10-15 points mentioned. like ..I never checks reports. I never come to meetings in time etc. Most of them were meaning less having an intention to prove me wrong. one important point was ..I never talk professionally with colleagues. That is why team is not willing to work with me. . I discussed it with manager, his boss and HR. My manager's boss gave me a challenge to handle a team as he would release my manager once I accept the challenge. I really did't want to take this challenge as there is a paradox. I denied.and asked for movement.Since then , I have been facing situation like..Manager has stopped communicating with me, including me in meetings. Directly giving tasks to my team etc. Yesterday, one of my activities was done by my reportee without letting me know. When I confirmed with him I realised that my manager only asked him to do the activity. In addition to this, my authority to allocate work is also in question. Will my team perform the activity given to them ? Sooner or later my manager will make me redundant. Our HR says I should talk to I BU head when I asked for movement from team. But was denied as I have not completed 18 months in one project and there are no openings for me to fit. Please advise.

I am law graduate. After completion of my 3yrs Bachelor of Arts graduation (B.A), I have completed my 3yrs LL.B from same university under same registration No. During the last semester of LL.B I have taken admission of M.A in an other university through "DISTANCE MODE" as its eligible criteria was B.A graduate. And I have taken outward-migration certificate by showing my B.A PASS CERTIFICATE. Now after completion of my LL.B I have taken admission of LL.M in an other university through "REGULAR MODE" and here also I need outward-migration certificate and I applied for that by showing LL.B PASS CERTIFICATE. But the university does not want to give me the migration certificate again which I have applied for regular P.G course(LL.M). I tried to make them understand the fact why I need the migration certificate again but the official refused to accept the fact of double graduation i.e 3yrs. B.A and 3yrs. LL.B graduation and they retain my original Registration Certificate. Please, advise me what should I do in a legal way to get my migration certificate? Is there any fault at my side related to pursue two P.G degree simultaneously in distance and regular mode combination? If I cann't able to submit the migration certificate, my LL.M admission will be cancelled.

Redarding sanctioning of A.G.I during EOL period
I am a state govt employee. My date of oppt was on 10/7/1999.Due to personal problems I was absent to the duties from 3/2/2009 to 2/9/2015.Rejoined on 3/9/2015 after submiting my medical fitness.Joining order was given stating that absent period is considered as EOL,as a punishment 3 annual grade increments will be stopped with out cummulative effect.Now 3yrs completed .Will I get annual grade increments of EOL period as well as punishment peroid ? My admn staff are telling I need to loose all together 9 annual grade increments.Is it correct ? Can u clarify and help me?
