Mutation in municipal records

Query
The property in question is situated in Jaipur
01/-On the basis of the deceased Death certificate & the registered WILL -
what is the time frame in which the Mutation has to be done in the municipal records.
02/-what is the LEGAL consequences if the Mutation is not done within the stipulated time period.

Mortgage property of joint family (one member minor)

Hello,

Can we mortgage our property to bank business CC loan where in Joint Family of Behalf on release deed of where one kid minor without court permission and guardian of minor - Mother, Brother, Sister and Other All are in Release deed Family members are agreed.

Is it possible please guide how is it possible.

Transfer of share in property(residential)

As per the registered WILL i have 50% share in my fathers self squired property,kindly note ,which so far has not been Mutated in the Municipal Records till date,
now i want to transfer my share officially/legally to my younger brother,

Query is--01/- can i transfer my share without Mutation been done in the Municipal records, Or first the Mutation takes place, then only the Legal process of transfer takes place by the virtue of a Release Deed,
Request advice & procedure in the above matter- a reply would be highly appreciated.

Action against disobedience of temporary injunction

myself having 2 acres of land in Dombivli , a renowned property developer has used forged POA and sold our Property to another Big Shot Builder who has used his muscle power and took over possession of plot ........judge has been convinced with our case and has recently on 30-4-2019 gave TEmporary Injunction order against both builders and any person relating to them from entrering into plot till decision of suit............ but inspite this T.I Order they have not vacated plot............ plz guide me to take stringent step against those builder ...........

Joint venture

we are in a housing colony developed by Tn housing board and our Owners welfare association is registered under society's act.
We wanted to redevelop the property.. More than 80 % of the owners agreed for Redevelopment and passed a resolution in the GB. less than 20 % of the owners not showing interest and not giving the consent letters to the association.
Is there any way to bring them in to the JV agreement ? is it possible for us to continue with the majority ? Because of the few people entire development is stalled.

Token amount

Hi All Experts,

I am currently working in Bangalore. I have thought of buying recently a property under Land owner Share. The property is under construction. I paid 1 Lakh token amount to the broker. The token amount was paid around 25 Days back. After paying token amount i got sick and was admitted in the hospital. When I recovered I asked the broker to share me the Documents so that I can proceed with legal verification. The Broker share soft copy and refused to share hard copy saying that don't do legal verification from a private Lawyer and do it from Bank approved lawyer when i asked him that without legal verification I cannot proceed he said you have 5 days to sign the agreement. I asked him in that case I don't want to proceed and kindly refund my token amount. On that he refused to give it back.

I have an email confirmation from him that amount has successfully received by him. Also the amount was paid by cheque on landowners name. I have not signed any document and he is yet to provide any receipt.

Can you please advise what legal actions can I take.
