How to give up nepali passport and acquire indian passport

I was born and brought up in India. Later my family shifted to Nepal where I completed my studies and got a Nepali Passport, as I wasn't planning to come back to India. Now I am back to India and working here since 5 yrs. I have an Aadhar card and pan card based on my birth certificate and pay all my taxes as an Indian. I want to surrender my Nepali passport and get an Indian Passport. Please help me understand if it's possible and what is the procedure for it.

Land litigation ad on paper

When purchasing land in Tamil Nadu giving a paper ad asking for any litigation will it helpful in future litigation?

1) What is the advantage of this approach
2) Who has to publish it? Buyer or Seller?

Limitation

learned experts,
My cousin has sold a land in which my father and his father had joint title.
Both of them are no more. He stealthily mutated khata into his name.
May I know what is the limitation for a suit with following reliefs:
suit for cancellation of sale deed, declaration of title and partition.

Letter of administration/ successioncertificate compulsory ?

if the owner dies leaving behind a wife as a nominee and two children's, the query which arises from the following circumstances are as follows :-
1) Whether after the name being added of wife as Nominee by the society in share certificate, being a trustee can Nominee sale the flat to buyer with the consent of her children without incorporating their name in share certificate or making them confirming party in sale agreement ?
2) Whether Financial institutions without asking for LOA, Succession Certificate to prove the legal heirship can give loan to buyer ? basically Financial institution insist to provide this legal documents or else they done give loan, hoq to get ride of this scenario
3) Is it mandatory for society to emboid the name of all legal heirs along with Nominee before selling the flat to buyer ?
4) Whether Society can force to add the name of all the Legal heirs in share certificate before giving NOC for selling the flat to buyer ?
Note -
a) Will is not been executed
b) Already aware about the relation between Nominee and Legal heirs.

Rights of unmarried daughter from deseased mothers property

Hello Sir/Madam,

This is Srinath from Bangalore.

I need your advise on one of the property related issue

My own sister had one property in her name which gifted by her husband via gift deed. But, he had incurred all the costs for construction.

2 months ago, my sister dies due to cancer and there is no will from her. She had one daughter who is already 18 years old and one son 12 years old.

Now, her husband is not taking responsibility of the kids and trying to sell the property.

He also transfrred the khatha to his name from my sister. He took signature of his daughter forcibly and got the khatha transferred to his name.

He had given lot of mental stress to daughter like below
1) Disturbed her education by taking transfer certificate from the college where she was studying very well and admitted her to diploma college which she is not interested. Due to this she lost one year of education
2) He mentally tortured her to get married so that he can sell the property. I have intervened and stopped him from getting her married. She got into mentak stress and her health was ditierated. I got her treated and now she is getting better. I have proofs all dr treatment and also for the proof from college principle for education damage he is done to his daughter

Also we filed a police complaint

As i understand, although he transferred the property in his name and incurred the cost of construction, since it was gifted to my sister, now the children are also eligible for their share in the property.

Could you please answer below questions
1) Can we file maintenance or injunction case against him by his daughter in civil court?
2) Can we also put an objection to sale of the property in Registration office where he got the khatha transferred to his name?
3) How long will it take to get the justice?
4) Will court quickly pass order for him to take care of maintenance expenses of his daughter as she will continue her education?
5) What could be the cost of lawyer fees etc?
