My father's brother had gifted through a registered gift deed, his 20 percent share in a property to my father in august 2013. The property was in possession of my father since 1992. We recently came to know that he had made a notarized GPA to a builder for the same in June 2011. The builder has
GPA
Agreement to sell
Affidavit
Receipt
Possession letter
Will
All are notarized.
All signed by my uncle.
Now the builder is threatening us.
What should be our course of action?

Respected Sir,
I have a Query,
I am Lanlord & my tenant has obtained Permit Room & related P P E Licences on Forged NoC in the year 1994. I came to know in 2012, through filling RTI with the Hotel License Branch. Immediately I registered FIR with N.M.Joshi Marg Police Station. After much persuing case. I O registered FIR No.46/12 of 2012 and thereafter, running from pillars to post, filled Criminal Case No. 990/PW/12 dt. 26/11/12 in Bhiowada Court No. 13. Matter is pending & adj. to 27/2/2014. Booked the Accuced u/s 420,465,467,468,471.) The serious matter is that State Excise Dept Mumbai-City & Hotel License Branch both refuse to Cancel Accuced Licences on my Appeal Hearing. The District Magistrat & DCP of License Branch states that after the outcome of the Criminal Case, we shall cancel his Licences, and my appeal has been dispose off. My opptioned was to approach Commissioner of State Excise, but it has already time barred (more then one year past). Can I approach to Hon'ble Lok-Ayukta and Up-LOkayukta of Maharashtra and/or obtained time barred order from Commissioner of State Excise and filled Appeal before the Hon'ble Minister Shri Ramesh Naik.
Can your goodself appoint a Lawyer in this field. I shall be highly oblige for the same.

SIR,
My uncle registered settlement deed of his property in chennai to my mother in 1982 . which was unconditional,irrevokable,given out of his natural love and affection to his sister, these were mentioned in the deed.
Later in 2005 he revoked the settlement deed in the sub registrar office chennai.we came to know this recently through encumberance certificate.In the ec it was mentioned that the property registerd in 1982 has been revoked by uncle.
we also got the cancellation deed in that the reasons mentioned are:-
1,He is having the possession of property till date and he wants to build a house in that property and the donee also agrees for revocation.
2,But the "donees" signature is not there in the cancellation deed.
when we told him we would file a case against him for revoking the irrevokable deed.he said he will register this property again in my mothers name as settlement deed.
But later he said his lawyer told its not possible to re-register the gift deed as once it was revoked and new deed will not be valid.so hes saying he can cancel the revocation through court only.
1,does the sro has rights to cancel the deed.
2,can it be registered again by uncle to my mother's name will it be valid?
3,can uncle cancel it through court.
4,we have not paid any property tax till date
5,what should we do further kindly reply for my query sir.thank you

can society refuse to give NOC for passport to owner of flat if he is defaulter in paying maintainence.

Dear experts,
i have a little bit query....
fir was registered under 154 crpc..under criminal section 386 in march 2009 and chargesheet submitted after 2month in same section (386) and supplimentry chargesheet awaited . magistered orderd that I TAKE COGNIZANCE OFFENCE.i fter one year supplimantry chargesheet was also submitted(2010) under the same section. arguments of framing of charge still pending..material placed in chargesheet disclose suspicious of offence 385 of ipc..
my question is.
1-Magestered can alter/add any charge at the time of charge frame (which was not charged by police 385 ipc).?
2-after more then 4 years 385 IPC can be charged at the time of charge frame..because crpc 468 bared the limitation of cognizance.
Any judgment is available for the same circumstances..

My father has filed fake case against my mom using the 156(3) of indian penal code. It is humble request to all Sirs here to please explain me this act and is there any solution to stop the person filing fake cases using this act ?? And if the person has already filed such fake suit then what is the solution for it ? My father is planning to file more cases on the basis of this act.

I intend to purchase a SRA Flat which is over 10 years old. However I was told by the original owner that the transfer/registration of the Flat to their name will 2-3 months. What is he refering to? What transfer/registration takes place after 10 years of an SRA Flat? What documents & other things to consider before purchasing a SRA Flat?

Perjury whilst op pending in hc
Hello Sir,
I filed a Crl.O.P u/s 482 CrPc to Quash a Domestic Violence case filed against me in the Metropolitan Magistrate court.
I have now filed a Perjury Application u/s 340 CrPc, laying out the evidence that show the lie and contradiction of the complainant. The learned Magistrate has said that only when the OP pending in the HC is closed, he can take this up.
Are there any law/ judgments that would necessistate the taking up of the perjury application by the Magistrate court
