Partition of ancestral tenancy

Dear sir,as a joint family business, we hold an ancestral tenancy of a godown(tenancy dating back to 1950s, under delhi rent control act)in the name of the firm. now all the 4 partners want to split. if they partition the tenanted premises, will 4 different and new tenancies come into being; or would it be considered as the continuation of the same old tenancy split into 4? what would be the landlord's role in this partition?

Validity of registered sale deed executed by notarized gpa holder

Dear Sir,

Im planning to buy an apartment in Bangalore & I’m in doubt whether to proceed or not. Here’s the situation -

Person X buys the plot from a bank society in 1988.
Constructs a house covering only 50% of the plot.
In 2000, person X grants a notarized GPA (but NOT registered) to a builder & enter a JDA to build 3 apartments in remaining 50% portion of the plot
Builder sells the apartments from his share to another person Y through registered sale deed in the year 2002
Person Y now has clear title of the apartment in his name
Person X (original plot buyer) expired in 2006
Now I’m planning to buy the apartment from person Y.
I’m worried because the GPA & JDA issued by person X to the builder was NOT registered in the year 2000.
Is it safe to proceed with this apt purchase from person Y ? Can someone from person X’s family claim on the apartment ? Please advise.

Thank you

Purchase of agri land

My daughter purchased a patch of agri land in Bikaner some years ago and the same was duly registered in her name.We have record proof that the payment cheques issued for puchase in their name are debited from our account. However due to connivance of seller and Patwari, the entry of land in her name was not done nor allowed take over. Moreover, seller lodged a case on the contrary stating -
1.That they are legal owner as per record.
2.That she is claiming the land on false ground and is a "land mafia" trying to grab land of poor people..and have threatened to do so which we never did..my query-
1.If the entry of land is not done, can the purchase deed and registry be ineffective ?
2.Can we not file case of fraud when it was mentioned in registry that full payment has been recd.and that all rights are passed on and will have no claim on this land whatsoever in future..
3 That can we not file a strong defamatory case as they have blamed her as 'land mafia' etc in recorded statement under oath as I, a retired Suptg Engineer from govt. service and my daughter are respected citizen.
Please help advice..thanks.

Ld members,
After filing of chargesheet by Police, I filed the RTI seeking information on the collection of evidences, DP and cash flow, bill receipts etc related to 498-A case file against my Brother..The stste PIO declined to provide the information and first appeal was made which was also disposed and finally second appeal was made to state information commission which issued show cause notice and directed state SP to tendered their apaperance before the commission..On next hearing the DSP tendered unconditional apology and submitted that they had taken action against the ASI who was gross negligent in conduct of duty and assured commmission that such incident will not happen again..The Satate Information closed the file...
But the important question pertaining to th queries asked has not been answered..Neither the commission ahs directed the polcie to supply information nor information has been supplied..In return police has transferred the RTI application to the court which is now atatched to the court file....NOW THE Question arises who will furnished the information..There is nothing in the order against one can file the writ petition before the High Court agaisnt the commission order as nothing adverse has written nor has made directions to furnsh the information..Please give valuable opinion in thsi regard for getting the information??
