Good day.
My neighbor is a differently able person [having 100% disability- certified by Govt] and getting monthly pension from Govt.
He has no property/income except INR.1000/month from Govt.
His son is a student and his brother is supporting to buy medicine and food.
Now when he contacted Village Administrative officer, for income certificate to get assistance for the marriage of his daughter, the VAO says his income is more. I know my neighbor for a long time. He is really poor.
Please inform me on who the onus is to prove the income.

Hi,
I have given a talken amount of 25 thousand recently to the builder by cheque.
Rightnow there is only plain ground on the place of construction & builder has put the town planning permission application to Local Civic Authority. He will start work after 1 or 2 months.
Builder asked me to Pay the down payment of 5 Lac total(By cheque)as the Property base rate is 26.25 Lacs.
I am ready to pay this earnest money & I want to proceed for Sale of Agreement(Banakhat) based on this 5.25 Lac Payment.
As I have gone through the Gujarat Ownership Flat act 1973 & Maharastra Ownership flat act, which states the builder should mention possession timeline clause on the Sale Agreement.I am worried about the late possession as I am already paying high amount of rent currrently.BUILDDER IS NOT READY TO PUT THIS CLAUSE IN SALE AGREEMENT.
So my query is that if the builder will not put this clause in the Sale Agreement & in future if he fails to give timely possession after my full payment, can I take any legal action or log any complaint at Consumer court? Please suggest me about my right.
Also Please suggest If there is any way to make builder ready to put the possession clause in sale agreement.

How many voting required from members to expel one of the members from the society
Dear sir,
I have filed a complaint against developers
(1) Siddhivinayak Kohinoor Associates
(2) Sidhivinayak Builders
(3) Kohinoor Builders
(4) Mr. Rajesh Shakla
(5) Mr. Jay Patel
O.P. No. 1 is Joint venture of O.P. No. 2 and 3. (but no documentary proof is available and names are not exactly known to Complainant).
That the amount was given as per Quotation but the agreement was not issued / registered by O.Ps.
Issues :
(1) Complainant had booked shop in project and a receipt was issued in the name of
Siddhivinayak Kohinoor.
(2) We sent notice to Mr. Rajesh Shakla (partner of Siddhivinayak Kohinoor (OP 4)
& Mr. Jay Patel (partner of Siddhivinayak Kohinoor (OP 5).
(3) In their reply their advocate stated
"My client Mr. Rajesh Sakla, Partner of
Siddhivinayak-Kohinoor Associates ....."
and they returned the booking amount with interest.
That is his advocate stated the correct name as Siddhivinayak-Kohinoor Associates instead of Siddhivinayak-Kohinoor and hence we made Siddhivinayak-Kohinoor Associates as OP No. 1.
(4) The legal status of O.P. No 1,2 and 3 are unknown to complainant and even to the court. (Whether it is Private Ltd., Partnership or proprietorship).
(5) The O.P. No. 2, 3 and 5 remained absent / Ex-parte despite notice was duly served (ordered of Ex-parte proceeding was passed by court).
Now the court has discharged the O.P. No. 1 and 4 as receipt was issued by Siddhivinayak-Kohinoor despite that the O.P. No. 4 is common person and has taken booking.
The O.P. No. 4 Mr. Rajesh Sakla is a clever
person he operates his all business by different names and he is common in Siddhivinayak-Kohinoor and also in Siddhivinayak-Kohinoor Associates and in many other similar names development projects.
The Complainant is aggrieved by the order of the District Forum as might be O.P. No. 2 and 3 might not exist and want to appeal in State Commission Maharashtra against the order to release O.P. No. 1 and 4 of District forum and I want suggestions from experts.
Thanking you,
Adv. Mukesh Sharma

Dear Sir,
I need to clarify a doubt regarding Civil Law.
i.e. Settlement deed can be executed between the Grand Children & the Daughter of the Property Owner ?
I.e. Mr.Perumal purchased the land & he has 3 daughters(A, B , C) & 2 sons.(Mr.X , Y)
Out of them 2 Daughters(B,C) & 1 son(X) was expired.
Now the Grandchildren(Son of Mr. X)wants to get the share of property of the Daughters(Perumal's) expired (B, C) from their Daughters(Grand Daughters of Perumal) & also the existing daughter of Perumal(Aunty to the Buyer)
In this situation property can be transferred through Settlement Deed? or Sale Deed?
Which one is valid under law?

There is a property of Hindu deceased male XYZ who died without making a will. After XYZ's death, suit for partition(of XYZ's property) between legal heirs is pending in court.Legal heirs are son, daughter and XYZ's wife.Probably,it will take nearly 5 to 6 years for court's final decision. But XYZ's wife is not going to survive for more than 6 months because of cancer.
Now,during pending time of suit, can XYZ's wife make a will for whatever share she will get in future by final decision of court.
OR Is it true that till the moment specific share of XYZ's wife is not decided by final decree of court,XYZ's wife can't make a will.

I think, stamp paper means the paper on which
sale deeds, correction deeds etc. are written in sub registrar office. and value of stamp paper to be used(say RS.1000,Rs 10000) depends upon value of property for which various deeds are to be executed.
Plz tell me,which paper is called as bond paper?
What is difference between stamp paper and bond paper?
