I have taken an office under lease. For this i have paid a refundable security deposit of Rs.225000. we have created an agreement, i paid the amount through bank channels and i am holding the stamped receipts from the landlord for the amount i paid. As per the agreement, the lease term is 1 year and extendable by mutual consent. I occupied that office for 1 year (From Mar 2012 to March 2013) and i vacated the office in April 2013.
The landlord has told me that he will be returning the amount before May 2013. However, still he has not repaid the amount. Whenever, i try to contact him, he says he will be returning the amount in 2 days/1 week/1 month like wise. From May 2013, he is telling like this and keep on postponing the payment.
For this, during this one year i have given three notices for demanding the money. He has received all these notices and did not respond in writing. I have acknowledgement for the receipt of these notices as i sent through RPAD.
I have taken back all things, however i did not give the key to the landlord as he already cheated another tenant by not returning the lease deposit. However, i am ready to give the key to the landlord immediately on receiving my deposit from him.
Police is not accepting my complaint as it is purely a civil case.
What could be the best step next..?
If legal suit is the best, could you please suggest me the following;
1) What is the approximate time frame for the judgement..?
2) What could be the approximate cost of suit including Lawyer fees, court fees and other incidental exps..?
3) Will the expenses incurred as said above will be reimbursed from the landlord..?
4) I am demanding the interest @3% per month from May 2013. I am demanding this because i have paid this deposit with the borrowed money @3% per month.
5) If the above interest is not payable, what could be the interest i will be getting..?
6) Should i surrender the key to the landlord before initiating the suit..?
Please advice. Thanks in advance..

Sir,
I am writing this post with the hope of reply.
I have been working in a PSU for last 5 years. I applied for a group B post in Ministry. The applications were called by Staff Selection Commission (SSC). As per requirement,I intimated my department of my applying to SSC and they also issued me experience certificate. Selection was made by SSC through interview only and I have been selected for the post.
My present basic pay is rs. 21,200/- and my basic pay in the ministry would be rs. 17,140/-, if not protected.
Sir, I would be greatful if you advise me as to
(1) under which rule I can have the right to get my present pay protected? AND
(2) can perks available in the PSUs be also protected in the central govt. job?
Sir, Kindly guide and advice.
Thanks

There is a company ABC Pvt Ltd having two directors Mr. Asit Dhar and Mr. Govinda Chatterjee. The company intends to purchase a flat from Mr. Madhu Mandal at Rs 18 lacs. Company has given an advance of Rs. 10 lacs in cheque to Madhu Mandal and is in process of paying rest amount. An agreement for sale is done on plain paper. After payment of balance amount the sale registration will be done.
Meanwhile The director Mr. Asit Dhar wants to sublet the flat on rent. The company and other director Mr. Govinda has no objection for that.
Can this subletting be done ? Is there any legal obstruction? What measures can be taken? How to proceed about the matter?

Transfer of tenancy
My dads cousin sister around 70 years old unmarried no children, who stays in a tenanted flat from more than 40 years, alone which she inherited from her mother, she wants to will it to her cousins kids that is us.
Her fathers relatives are also alive but she does not want to include them in her will. As they have not given her share which she was bound to get after her fathers death.
Instead she wants to will her flat to us, that is her mama's kids. What's the best way to do the transfer, is it better to do it now or after her death. Does she needs to make a registered will, get the landlord to do anything. Right now she's paying the landlord money for the rent every month. I'm totally clueless. Please advice
