Puramboke land

Dear Sirs,
My query is about a piece of puramboke land attached with our pattaya land. The land which has pattaya is about 17.5 cents and the puramboke land in question is around 6 cents. We purchased the enire plot in 1980 and has been living there since then. Since 2003 we have been trying to get the pattaya for puramboke land with no luck and have proof of the applications made to the Puthuvype, Vypin village and Cochin taluk offices. We recently obtained an approval from village office to pay the base price of the land to get the pattaya, however, we were unable to come to a conclusion re the base price as to whether we should pay the base price of 2003 or current. We were asked to produce recent sale documents which we did but the village officer simply ignored to accept and kept on asking us to produce atleast 3 recent sale documents to fix the price. This thing was going in cirlces and so i decided to go legal.
The said puramboke land is attached to the pattaya land and is located in the back side of our pattaya land and has absolutely no path way to access without entering the pattaya land. I would like to know the legal formalitites for obtaining a pattaya for this land. Kindly advise. I will be glad to provide more details if required.

Many Thanks
SHJ

Closed cross examination of plaintiff

Respected Sir's

The Landlord ( plaintiff ) has filed an eviction suit in small causes court.

The matter is at cross examination stage.

The defendant ( Tenant) lawyer has not attended the court since last 8 to 9 dates and the cross of plaintiff could not be done. Looking at the above situation the Hon Judge passed an order for closure of cross of plaintiff.

Now the defendant ( Tenant ) wants to cross examine the plaintiff.

Once the cross of plaintiff is closed , order is passed then can the cross be allowed

Please advice

Thanking you in advance.

Breach of promise to marry under threat

hello sir/mam.
in case if
a guy promised to marry and had real intention to marry the girl from the initial stage of a relationship of 4 yrs with the girl. both were above 20 age and working. both had physical relationship many times in 4 yrs. during this 4 years the guy met all friends and parents of the girl. Girl met all friends and colleges of the guy (except his parents).
when they met they were working in bpo.
after the first 2 years both left the job.the guy pursued his PG studies.and the girl pursued her serious main career that is theaters and serials . after completing his studies the guy talked about the marriage in his home. but his parents had problem with the girls career. hence they gave the option , either she changes her work and marry and join the family OR she can keep her career ,marry and both can leave the home and live by yourself, since the guy can join a work now.
now while the guy was trying to convince his parents , the girl was getting impatience and feared that the guy may leave her for the family and both had fights on it and at the end the girl came to the guy’s place and shouted, fought, said wrong stuffs and lies in the locality to insult the guy and his parents. also she threatened on the phone and text and in front of the parents that she will commit suicide . she threatened this too that she will sue the whole family for rape.
the guy tried till last time to convince his family, but due to her gf’s behavior and temper, and threatens he is afraid to marry her now. fearing she can take revenge after marriage (using the legal terrorism of 498a).

please.suggest what should the guy do now or what he may face ?

Value/legality of a partition agreement.

In my ancestral village, there is one ancestral house property and some agricultural land of about 4 to 5 acres.

There are 7 claimants upon these properties. The house is very small and hence it has the least value among all the properties.

I live in city due to my work and hence I have the least contact with my ancestral village. All the other claimants (excluding myself) have their respective houses in that village.

Thus, it has been mutually decided that I will be given the house property and all the other relatives (claimants) will distribute the agricultural land among themselves.

In this context, I would like to ask that if we all sign a partition agreement between us then, on the mutual understanding of the partition of our ancestral properties can we all be able to mutate our respective properties in our names ?

Since, some of the claimants are very old and bedridden hence registration is not possible.

Please reply, whether mutation of any property can be done without registered documents but only on a partition agreement.

Fail to service providing

Dear Sir

We have taken single premium Reliance Life policy. The agent played mischief and registered as regular term policy for his selfish motive of earning more commission.

Now the policy is registered as regular policy where we had to pay minimum 3year premium, unknown to us.

When inquired with Reliance Insurance after 3 years the value of our policies, they replied that they are lapsed as we did not pay the premiums.

When we asked the why we were not send premium notices if they were registered as regular policies? why their agents or office did not give us a single call for paying premiums? at lest they should hav given us notice of lapse, which they failed to do.

Now they are not responding and are telling us that if we want our money back we shell get after deducting 25% of the value.

Can U help us or guide us what to do? We are both senior citizens and Ombudsmen wrote to us that they can not take our complain.

I know that they can be sued for failing to provide service for which they are penalizing us for deduction in the value of our polices.

I sincerely await some response. My email address is tarunsheth@yahoo.com and my mobile # is 9322212909. Personal contact is also welcome.

Thanking You
