Should i purchase plot from gpa holder without owner consent

Respected Sir,

Can I buy a plot from a Seller having Power of Attorney in his name.
He says he can do the execution of registry himself. He have given photo copy of GPA & Farad land record for checking. He have not done registery for the sake of spending on stamp duty etc.

Please guide me how to be safe and do important checking before buying that plot.

Thanks

Capital fund fees and charges

Sir,

I invested in the Capital Funds/ Mutual Funds.
Committed an investment upto 25,00,000 (TWENTY FIVE LAKHS) and invested upto 17,50,000/- (SEVENTEEN LAKH and FIFTY THOUSANDS) (i.e. I made 3 payments in 3 calls).
I did not make rest of the investment as I did not receive my copy of the agreement upon entering into the contract with the investor and neither got it for past 3 years of the investment in the mutual fund.
Eventually I was declared as a defaulting contributor and a huge sum of money was deducted from my investment as management costs.
Neither was I given any returns on his investment for 3 years on the amount I so invested into the fund.

The amount was deducted on the counts of: a. Management fee on commitment amount upto commitment period (4 years) 2.25% - Rs.2,25,000.
b. Management fee on commitment amount upto commitment period (3 years) 2.25% - Rs.1,18,125.
c. One time setup fee on commitment – 1.00% - Rs. 25,000. d. Annual Fund Expenses - 0.50% - Rs. 62,500. A total amount of Rs. 4,30,625/- was deducted from the contributed amount and now I am given back Rs.13,19,375/- with no interest on the amount that he contributed and everything was said to be forfeited.

Question here is :
1. What is the limit of forfeiture that these mutual fund companies can do on an investment? If there is a limit then in what manner can it be forfeited and what amount?
2. Is there any way that I can get back my entire invested amount or atleast my share of the profit ?
3. How are these amount of management deductions computed or is it just the free will of the investment managers?
4. How can I go about this if I file a consumer complaint?
5. Are there any laws or judgments supporting my claim?

Regards,

Does a cheque dishonoured -reason "account blocked- situation covered in 21-25" covered u/s138 niact

Sir,

I (delhi based) entered into a franchisee agreement with a mumbai based company in 2013, wherein the company was supposed to repay the franchisee amount, paid at that time,in case of "no profit" within a year from the date of MOU.

The franchisor turned out to be a defaulter & 3-4 criminal cases are pending in mumbai courts against MD & thus the bank account might have been blocked by the court.

The post dated cheque(1st MARCH 2014) of the franchisee amount, issued by MD of the company, dishonoured with the reason - Account blocked (situation covered in 21-25).

Does it fall under the ambit of section 138
N.I.ACT. If yes, kindly suggest me procedure for the same.

Kindly reply at the earliest as i recd the banker's information regarding the cheque on 7th march 2014.

Thanking you in anticipation.

Non returning of advance amount by land lord

Dear Sir,
In July 15th 2013, I was in search of house and I paid Rs.50000 through bank cheque as advance (towards the lease amount of Rs 13 Lakh) to land lord, in bangalore. After 2 days, since, I could not able arrange the amount due to some reasons and I communicated the landlord on my situation and considering his age( >60), I agreed to wait for my advance amount until some one comes to that house. After 3 months some one came and even after 10 months, he is not willing to pay my money of Rs50,000. Even after several reminders and requesting him to pay atleast in instalments, he is not willing to return the amount. I have only proof that, before paying advance, he shared the lease document template to me via email and I paid him the amount through bank cheque. My question is , can I put a case against him and these docs are considered as proof ? Can you please help me
