Dear Experts,
I require few clarifications regarding my property rights.
I am widow, my husband expired on 20.12.2010, and my son who is 11 yrs of age who is with me.
My father-in-law( who is a pensioner and have few cents of land in his name) divided his ancestral AGRICULTURE properties and registered the properties in 4 son's name in the year 2005.
All the bothers have taken property possession in their individual names.
Got all the documents like, mutation, RTC, EC, KHATHA, transferred in individual names.
My husband has taken the loan on his share of property.
Now I am facing the problem of transferring the property in my name, because my in laws have given objection stating that i don't have any rights over the property (as i may get married in future and leave my son- no proof for their false allegations ) and after my son attaining the age of 21 yrs, the property of my husband share to be transferred.
Because of the agricultural maintenance, i have availed loans in banks, and also availed gold loans around 6 lkhs.
I am not getting proper responses in Sub-registrar office and also they are forcing me to register in my son name and i have to be minor by guardian, even though giving all the necessary documents.
My question is:
Can i get transfer in my name wholly, Or partially in my name and in my son's name.?
can i lease the property if it is in my son name?.
Because there is a life threat for me and for my son. and we both are living in my parents place for our lively hood,(i am working in private company where my job confirmation is all not guaranteed).
WHAT ARE THE STEPS THAT I CAN TAKE FOR THE SAFETY OF OUR LIFE AND PROPERTY

Sir,
I am a third year student of engineering and have a single name. I wish to adopt my father's sirname. For the same i have prepared an affidavit and also published in newspaper. Now i am not able to understand how to go about the process of notification in gazette of Jharkhand. Kindly help.
It would be very kind of you if you could also give me an insight into the implications of name change at this stage as i have one more year to complete my degree. Does this name change have any implication on visa grant process if i wish to pursue my higher studies abroad?
Thankin you in advance.

We sold our ancestral inherited property 4 months back. The share was divided amongst three of us ,my elder brothers in law and me (my husband died 6 years ago).We are put up in different cities and are not in talking terms. The problem is that I will be investing my long term capital gain in capital gain account but what if they don’t do so. Although in the sale agreement pan nos. and names of all three of us are written and it is also mentioned that the amount is divided in three of us with the details of D.D. Nos. given to us at the time of selling.
Neither I have the old sale agreement (When the house was built or bought) nor the new one(when it is sold), so I don’t know how to calculate the LTCG also. Please help me as soon as possible.

A Person wishes that 50 % of his house should be used for the purposes of a charitable trust created by him while 50 per cent share of same house should devolve to his son. Same should be done with sale proceeds from the house after his death. Should he make will to effect or transfer deed would suffice to teh effect. Would two transfer deeds be made or provisions can be made in one transfer deed itself. can transfer deed be done in favour of charitable trust.

Dear Team,
Can a Trust which is not registered as charitable trust and does not have 12A or 80G. The trust deed is only stamped on Non judicial Paper in Delhi, wants to lend money to poor and needy for housing at very less interest rate. Can they do it or do they need any permission from any authority?

We sold our ancestral inherited property for Rs 15360000/-.For three of us (my husband died 6 years ago) the share came as 5120000/-. We are put up in different cities and are not in talking terms. The problem is that I will be investing my long term capital gain in capital gain account but what if they don’t do so. Although in the sale agreement pan nos. and names of all three of us are written and it is also mentioned that the amount is divided in three of us with the details of D.D. Can I go forward with my investment calculating the long term capital gain tax for my amount i.e. Rs 5120000/-?
